Booking & Cancellation Policy

Welcome to Ariadni Exclusive Homes — four private villas on Antiparos Island designed for relaxed, elegant stays. Please read the following terms carefully regarding our Bookings and Cancellation Policy.

1. General Terms

  • Ariadni Exclusive Homes is a private villa complex consisting of four villas: Villa Odysseus, Villa Penelope, Villa Ariadni, and Villa Kalypso.

  • All guests must be 18+ years old or accompanied by an adult.

  • Check-in: from 14:00

  • Check-out: by 11:00

  • No pets allowed (unless by prior agreement)

  • Smoking is not permitted inside the villas

2. Booking Terms

  • A bank transfer is required to confirm your booking with a deposit of 40% at the time of reservation.

  • Balance is due 5 days prior to arrival, unless otherwise agreed in writing.

  • Minimum stay: 4 nights

3. Cancellation Policy

  • 15-30 days before arrival: Free cancellation and full return of deposit.

  • 1-14 days before arrival: 80% of deposit will be refunded (exceptions may apply under certain circumstances and will be reviewed on a case basis).

  • No-show / Early departure: 100% of the total stay will be charged.

  • All cancellations must be made in writing via email.

4. Damage Policy

  • Guests are responsible for any damage beyond normal wear and tear.

5. Liability

  • Ariadni Exclusive Homes is not responsible for loss or damage of personal belongings.

  • Guests must use the facilities responsibly and follow safety guidelines.

6. Privacy Policy

  • Guest information is collected only for the purpose of booking and will not be shared or sold to third parties.

  • All transactions are handled securely.

7. Governing Law

  • These terms are governed by Greek law.

  • Any disputes shall be resolved in the courts of Syros, Greece.
